Yarrabilba is a planned town in Logan City, about 20 km south of Logan Central, planned and built as a whole new community. It's one of South East Queensland's larger growth areas: the state plans for up to 20,000 homes and 50,000 people there over the next 20 to 30 years. For buyers, that means new house and land, new schools and a community still taking shape.
Here's what to know before buying in Yarrabilba.
Where Yarrabilba is
Yarrabilba sits east of Waterford Tamborine Road, with Plunkett Conservation Park to the east and Plunkett Road to the south. It's part of Logan City, and the conservation park gives the town a bushland edge on its eastern side.
A planned town, run as a Priority Development Area
Yarrabilba was declared a Priority Development Area (PDA) on 8 October 2010. In a PDA, Economic Development Queensland (EDQ), the state's development agency, manages planning under its own development scheme instead of the usual council planning scheme. The Yarrabilba PDA covers about 2,222 hectares.
EDQ's figures for the fully developed town:
| Planned when complete | EDQ figure |
|---|---|
| Homes | Up to 20,000 |
| Residents | Up to 50,000 |
| Timeframe | 20 to 30 years |
The development scheme has been amended over time, most recently in February 2025. New stages, including the town centre precinct, are planned through context plans that EDQ publishes.
Schools
- Yarrabilba State School, for Prep to Year 6, was the first state school in the town. It opened in 2018.
- Yarrabilba State Secondary College opened at the start of 2020 with Year 7 and 8 students, and now teaches Years 7 to 12.
Check the school catchment for any specific address on the Queensland Department of Education's website, because catchments change as new schools open.
What buying in Yarrabilba looks like
Most homes in Yarrabilba are new, so buying there usually means a house and land package: a titled or soon-to-be-titled lot with a building contract. Things to weigh:
- The stage you're buying in. Earlier stages have more finished streets, parks and neighbours. Newer stages can be further from shops and facilities in the first years.
- Travel. Drive the trip to work and school at peak hour before you commit.
- First home help. New homes under $750,000 can qualify for the $30,000 First Home Owner Grant, and eligible first home buyers pay no transfer duty on a new home or vacant land.
- For investors. In a growing town, new supply keeps arriving, so get an independent rental appraisal and compare it with similar new homes nearby.
