Queensland's First Home Owner Grant: how the $30,000 works

Who can get Queensland's $30,000 First Home Owner Grant, the $750,000 home value limit, the residence rules and how house and land buyers apply.

A new house and land package in Ripley, Queensland

Queensland's First Home Owner Grant gives eligible first home buyers $30,000 towards buying or building a new home. To qualify, the home must be new, the total value must be under $750,000, and you must move in and live there for at least six months.

Here's how it works, with the details that matter most when you're buying house and land.

How much is the grant?

The Queensland Revenue Office (QRO) sets the amount by contract date:

Contract signedGrant
On or after 20/11/2023$30,000
Before 20/11/2023$15,000

For owner-builders, the date that counts is when the foundations were laid.

Which homes qualify?

The grant is only for new homes: homes that haven't been lived in or sold as a place of residence before. That includes:

  • a newly built home you buy
  • a home built for you under a building contract, such as a house and land package
  • a home you build as an owner-builder
  • a substantially renovated home that meets QRO's criteria

The total value must be less than $750,000, including the land and any contract variations. At $750,000 or more you're not eligible. For a building contract, QRO adds the build price to the unencumbered value of the land on the contract date.

Keep an eye on variations. Upgrades added after you sign count towards the $750,000, so a package that starts just under the limit can end up over it.

Who is eligible?

According to QRO, each applicant must:

  • be an individual (not a company or trust) aged 18 or over
  • be an Australian citizen or permanent resident, or apply with someone who is
  • never have received a first home owner grant in any state or territory, and neither has their spouse
  • not have owned residential property in Australia since 1 July 2000 that they lived in, and not have owned any residential property before 1 July 2000

Your income doesn't affect eligibility. If you've owned an investment property since 1 July 2000 but never lived in it, you may still qualify, but you'll need to show evidence.

The residence rule

You must move in as your principal place of residence within one year of the transaction being completed, and live there continuously for six months. For a home you're building, the transaction is complete when the home is ready to live in and any final inspection certificate or certificate of occupancy has been issued.

That means the grant suits buyers planning to live in the home, not investors buying to rent it out straight away.

How house and land buyers apply

For a house and land package on split contracts, the building contract has to be a comprehensive home building contract: one that covers the work from laying the foundations until the home is ready to live in. Ask your solicitor or conveyancer to confirm your contract meets this test.

QRO's steps are to check your eligibility with its online tester, gather the supporting documents and apply online. QRO's "Payment and obligations" page explains when the grant is paid. Ask your lender how that timing fits your construction loan.
